Real Estate Website Development in Ghana: A Practical Guide

Real estate website development in Ghana: listings that build trust, WhatsApp enquiries, diaspora buyers, REAC licence details and MTN MoMo or card deposits.

Real estate website development in Ghana is about trust before features. Buyers, tenants and diaspora investors want honest listings with real photos, prices and locations, proof that the agency or developer is legitimate, and a fast way to reach a person on WhatsApp. A developer needs a clear site; a busy agency needs searchable listings and an agent desk.

This guide is for property developers, estate agencies and landlords in Accra, Tema, Kumasi and across Ghana, including those selling to buyers in the UK, US and Europe. It covers what the site must do, which kind of build fits your business, and what to ask before you hire. PED Solution Studios builds websites and custom software in Accra.

Start with the kind of property business you run

A developer with one or a few projects. You need a site that tells the story of each development: location, house types, floor plans, progress photos, payment plan and a way to book a viewing. That is a business website, not a listings portal.

An agency with a changing stock of listings. You need listings you can add, edit and mark as let or sold in minutes, with search by area, price and type, and enquiries routed to the right agent.

A landlord or property manager. Your public site may be small, but behind it you need rent, leases, maintenance and tenant records. That is operations software, not a website.

Getting this right first saves money. Many Ghana property businesses buy a portal they never fill, or run a portfolio of 200 units from a brochure site and a spreadsheet.

What a property website in Ghana must do

  • Honest listings: real photos, the actual area (for example East Legon, Spintex, Tema Community 25 or Kumasi’s Ahodwo), price or “price on request”, size, status, and the date it was last updated.
  • One-tap WhatsApp enquiries with the listing’s name already in the message, so the agent knows which property the person means.
  • Viewing requests with a preferred date and time.
  • Fast pages on mobile data. Photo-heavy listings must be compressed, or buyers on a phone will leave.
  • Search and filters only if you have enough listings to need them.
  • Clear contact details and a physical address. Buyers want to know they can visit you.

Trust signals that matter for Ghanaian and diaspora buyers

Property fraud is a real fear, especially for buyers abroad who cannot visit. Your site should reduce that fear:

  • Licensing. Under the Real Estate Agency Act, 2020 (Act 1047), people providing real estate agency or brokerage services in Ghana must be licensed by the Real Estate Agency Council (REAC, reac.gov.gh). If you are licensed, show your licence details on the site.
  • Who you are. Named people, a company address and registration details, not just a logo.
  • Document status in plain words. Say what title or documents exist for a property and what a buyer should verify independently, without overstating it.
  • Real progress. Dated construction photos for off-plan developments.
  • Visible empty fields. If a listing does not have a price or a document yet, say so rather than hiding it.

We wrote about this principle for high-value marketplaces in marketplaces fail on trust, not features. Property works the same way.

Selling to buyers in the UK, US and Europe

Diaspora buyers browse late at night Ghana time, on a phone, and often decide with family in Accra. Help them:

  • State prices clearly in GH₵ and, if you quote in dollars, say so.
  • Offer video walkthroughs and a scheduled video call option.
  • Make WhatsApp the main contact path, with email as a backup.
  • If you take reservation fees online, offer card and international payments as well as mobile money.

Where a site takes payments, PED has integrated Hubtel and PaySwitch for mobile money (MTN MoMo, Telecel Cash and AT Money), PayPal for card and international payments, and Stripe for foreign companies taking foreign payments.

A business website or a listings platform?

A business website

For a developer or a small agency, a well-built site is usually enough. PED’s business websites start at GH₵4,499, including domain, hosting, SEO setup, social links and a WhatsApp button. Most are about 1 to 10 pages and you can edit the content yourself. Whether your projects fit within that depends on how much each one needs to show, and we will tell you plainly on a call.

A listings platform or portal

When you have many listings, several agents, landlords who list their own properties, or a need for accounts, saved searches and a back office, you need custom software. That means structured listings (so every property has the same fields), roles for agents and admins, and a record of every enquiry.

PED has built property listing sites for real estate businesses, as well as listings platforms in other sectors. Equipment Hub, a heavy-machinery marketplace, has a public site, an Android and iOS app and several portals, and its buyer marketplace lets buyers buy, connect with sellers and join auctions. Thirdspace, a gear and crew rental marketplace in Accra, has a searchable catalogue and rental dates. Property listings follow the same pattern: structured listings, availability and enquiries on one record.

Property management software

If you collect rent, track leases and handle maintenance, the website is the smallest part. PED has built property management systems, and its operations software covers real estate: rent collected and reconciled in cedis, work orders raised against vendor contracts, and renewals visible before a lease runs out.

Getting found on Google in Accra and beyond

  • One page per development or listing, with the area in the title, for example “3-bedroom townhouse, East Legon”.
  • Area pages written by a person (schools, roads, what it’s like to live there), not copied text.
  • A Google Business Profile with your real address and hours.
  • Fast, compressed photos with descriptive file names.

The SEO setup in PED’s websites covers titles, descriptions and a sitemap. Ongoing visibility work is digital marketing, priced as the job.

Data protection for leads

Enquiry forms collect names, phone numbers and sometimes ID details. Ghana’s Data Protection Act, 2012 (Act 843) applies. Collect only what you need, limit who in the agency can export leads, and do not share buyers’ numbers with third parties without consent. The agency or developer that owns the leads registers with the Data Protection Commission. PED has helped companies become compliant with Act 843.

Frequently asked questions

How much does a real estate website cost in Ghana?

It depends on whether you need a business website or a listings platform. PED’s business websites start at GH₵4,499 including domain and hosting. A listings platform with agent accounts and search is custom work, scoped per project after a call.

Should my property website show my REAC licence?

If you hold one, yes. Showing it helps buyers trust you. The Real Estate Agency Council regulates real estate agents and brokers under the Real Estate Agency Act, 2020 (Act 1047). Check current licensing requirements directly with the Council.

Can buyers pay a reservation fee on the website?

They can if the site is connected to a payment gateway. PED has integrated Hubtel and PaySwitch for mobile money, and PayPal for card payments, which suits diaspora buyers.

Can I update listings myself?

You should be able to. On PED’s business websites you can edit the content after launch. On a listings platform, agents add and update listings from their own accounts.

Do I need a mobile app for my property business?

Usually not. A fast mobile website with WhatsApp enquiries serves most buyers. An app makes sense for agents in the field or for tenants using a property management system.

Does PED build property listing sites and property management systems?

Yes. PED has built property listing sites and property management systems, and scopes each one per project after a call.
